The success of any community goes hand-in-hand with thoughtful prepared architectural guidelines. 


We encourage one and a half story home designs of a Louisiana vernacular.

1- Plans are subject to approval by the Architectural Control Committee prior to commencement of construction. The review fee shall be $250.00 per set of plans.

2- Minimum home size shall be as follows: Lots 1 - 18 shall be 2,400 square feet; Lots 85 - 99 shall be 2,000 square feet.

3- Setbacks shall be as follows: Front 20', Side 6', and Rear 15'

4- The roof of the main dwelling shall have a pitch of 7:12 or greater (porches and accessory buildings - 4:12 or greater). All ridges must be capped with architectural concrete tiles. All homes shall have a minimum first floor height of nine (9') feet.

5- The exterior material of all homes shall not be less than fifty (50%) percent brick, natural stone, or stucco. All siding must be wood or concrete fiber board (no vinyl siding is permitted on walls). Vinyl soffits are permitted.

6- All chimneys and fireplaces shall have exposed surfaces in brick, stucco, or siding with no exposed pipe allowed.

7- All homes shall be constructed with garages to accommodate a minimum of two (2) automobiles. All garage doors shall be decorative "carriage" type doors.

8- All driveways must be constructed of "brick" type pavers. Sidewalks are not required, however, if installed, must be of compatible "brick" type pavers.

9- Landscaping: Builder/Homeowner required to install and/or maintain eight (8) healthy Class A or Class B trees on each lot. Builder must also plant a minimum of forty (40) shrubs.Furthermore, all homes are required to have sprinkler irrigation in front yards.

10- All air conditioning compressors must be visually screened from the street and sideyard view.

11- Construction sites shall have a dumpster on site during all times of construction.

12- Mailboxes shall be of size and specification of developer.

13- Fences - no greater than 6' high and must be black wrought iron (steel), No chain link, hurricane or cinder block fences allowed. Fences must not impede drainage.
